The Sands is a boutique condominium on the north end of Grand Cayman’s world-famous Seven Mile Beach. With just six 4-bedroom, 4.5-bath residences, this exclusive property offers an intimate and luxurious retreat, with a one-of-a-kind-on-Cayman rooftop pool.
Each "end unit" features floor-to-ceiling glass doors opening to private ocean-view terraces, hurricane-rated windows, a chef’s kitchen with quartz countertops, top-tier appliances, a wine bar, and two ground-level parking spaces. Direct elevator access ensures convenience and security.
The rooftop terrace includes a large pool with stunning views, (6) cabanas, a fitness center, and a yoga area. Wheelchair-friendly features, including a rooftop lift to the pool, ensure accessibility.
At the beach level, The Sands private-access sundeck provides additional cabanas, loungers, and private stairs to the beach. Calm, clear waters and vibrant marine life make this stretch perfect for snorkeling, paddleboarding, or relaxing. Guests can take long walks on the beach.
Guests enjoy light housekeeping three times weekly, with premium linens, bathrobes, toiletries, and beach towels included. Family-friendly amenities, such as Pack ‘n Plays and high chairs, are available upon advanced request.
Located just north of the Kimpton Resort, The Sands is close to Grand Cayman’s best dining, shopping, and excursions, offering a peaceful escape.
The Sands is a non-smoking, pet-free property, ensuring a clean and serene environment for all guests.

Beach Description
The Sands is located at the northern end of Seven Mile Beach, about a mile north of the Kimpton Resort.
The Sands provides private access to a Beach Terrace (April 2025) with a sundeck, cabanas, and a private stairwell leading down to the barefoot sandy beach. Beach Terrace access is reserved exclusively for guests.
The depth of the beachfront fluctuates with storms and tides, but the north end of Boggy Sand Road always has a sandy beach. Guests can enjoy barefoot sandy walks north for about a mile.
Booking Rules
- All rates are in US$.
- 13% Occupancy Tax added to all rates.
- 10% Resort Fee added to all rates.
- A Refundable Damage Deposit of $1,500 is required for all stays.
- Refundable Damage Deposits will be released 7-10 business days after departure pending inspection for damages.
- Guests must be 25 or older to book and agree to occupy the unit during the entire stay.
- Rates, terms, and conditions are subject to change.
Minimum Stay Rules
- 4-night minimum from Jan 4- Mar 7.
- 5-night minimum from Mar 8- Dec 19.
- 6-night minimum over Thanksgiving week.
- 7-night minimum over Christmas & New Year's weeks.
- Christmas & New Year's are split into two rental periods. Please inquire about your travel dates before booking.
- Inquire about last-minute or long-term rental discounts.
The Sands Policies
- Check-in is 3:00 p.m.
- Check-out is at 10:00 a.m.
- All units, balconies, and rooftop areas are strictly non-smoking.
- No pets are allowed on the property.
- No parties, weddings, or events are permitted without written approval from the property manager.
- We ask all guests to be considerate when enjoying the pool and outdoor areas by keeping the noise to a minimum.
Deposit
- A 50% deposit of Rent is required at booking to secure your dates.
- The remaining balance is due as follows:
- Stays Jan. 4 - Apr. 14, 60 days before arrival.
- Stays Apr. 15 - Dec. 15, 30 days before arrival.
- Stays from Dec. 16 - Jan. 3, 90 days before arrival.
Refundable damage deposits will be automatically charged to the credit card on file 30 days before arrival. The refundable deposit will be released to the guest 7-10 business days after departure pending inspection for damages.
Cancellation Policy
- Notice of cancellation must be submitted by email to [email protected]
- Free cancellation within 48 hours of booking, no processing fee.
- Cancellations before the final payment due dates below are fully refundable, less a US$200 processing fee:
- Stays Jan. 4 - Apr. 14: 60 days before arrival.
- Stays Apr. 15 - Dec. 15: 30 days before arrival.
- Stays Dec. 16 - Jan. 3: 90 days before arrival.
- If cancellation is made on shorter notice than outlined above, all rent and service fees will be forfeited. Taxes and any equipment rental fees collected will be refunded.
- No refunds for shortened stays within the cancelation period.
